The villa overall was very nice. The location is remote, with the nearest town about a 10-15 minute drive down some very windy roads. The caretakers met us at the property and were very nice, but did not speak any English. It was a little overwhelming trying to make sure we had everything as it was difficult to communicate with them. The sheets are not on the bed, but left for you to put on yourself. They also left a small basket of basics (coffee, sugar, cream, cookies) but we did need to buy ourselves toilet paper (only 2 rolls at villa), paper towels, dish soap and dishwasher packets as there wasn't any. We had 5 people and the villa was more than spacious for us. The pool area is great and we enjoyed the figs growing on the nearby trees. There are a couple restaurants in the town of Lama (10-15 minute drive) and Sansepulcro is about 30 minutes away. There is also a PAM (grocery store) there that we shopped at. Arezzo is a 1 hour drive and we went there a few times and used their train station for day trips. We also drove to Siena one day and that is a 2 hour drive from the villa. We only used 2 cubic meters of gas during our stay which was 9 euros, but we didn't use the heat at all. Overall, the villa was great and we had a wonderful time.

[English translation courtesy of Easy Reserve] This villa is everything you could expect for this price. Clean and with all comforts that you need to enjoy Tuscany. It is somewhat remote east of Siena and Florence so you peace and calm. Beautiful views over the valley from the hill where the house stands. You have to be able to handle some winding roads.Conseilleriez-vous ce logement à un ami? Oui
The property is delightfully located, with magnificent views down the valleys towards Arezzo and San Sepolcro. The views from the pool area are the same - and it makes for a beautiful spot for a holiday. The property is clean and well appointed, and obviously well maintained. We brought my mother here for her 60th birthday, and had a superb time of it.
The couple who look after the property were utterlty charming, and left us a basket of basics to get us started (tin of tomatoes, pasta, bread, eggs, coffee etc.), and also brought us a home baked cake during the first week, which was a very unexpected and delightful surprise.
Points to note: the villa is a couple of km from the nearest village (and therefore amenities), so really only an option if you have hired a car. There is no iron or ironing board, which was not a problem for us, but could be for others. The kitchen is pretty well stocked with cooking utensils, crockery and glassware, but there was no corkscrew there on the day we arrived (we bought one and left it there though...!). There is also a waching machine (useful if you are staying for more than a week), and a dishwasher (bliss on a holiday).
All in all, highly recommended.Conseilleriez-vous ce logement à un ami? Oui
The villa was of top quality with breath taking views from most rooms. It is situated on the side of the mountain so when the weather was hot we still had a fresh breeze to cool us down. The pool was beautiful and the locals were friendly. There were a few villages near by with lovely restaurants. There were two families who stayed in this villa, 9 of us all together and there was loads of room. Both families enjoyed the holiday and would like to return to the villa in the very near future!!
